is also under investigation by a special prosecutor and grand juries

Mortgage fraud: A federal probe in Virginia is investigating whether
James committed mortgage fraud on loan applications, following a criminal referral from the Federal Housing Finance Agency in April 2025. The
allegations involve claiming an investment property as her primary
residence to secure favorable loan terms.
Special prosecutor: A special prosecutor, Ed Martin, was appointed in
August 2025 to oversee the real estate investigation.
Grand jury investigations: Grand juries in both New York and Virginia
are probing the allegations against James.
