    Texas, facing a migration boom, has the biggest home-building pipeline
    in the U.S., according to a report Thursday from Realtor.com.

    The Lone Star State is building more homes than anywhere else in the
    U.S. to accommodate a surge in demand from would-be residents from all
    over the country and even farther afield, the property portal said,
    noting that new residents to Texas primarily come from international
    migration and relocation from California.

    “The state has grown rapidly in the last several years as people from
    across the country and across the world have seen what Texas has to
    offer,” Danielle Hale, chief economist at Realtor.com, said in the
    report. “In the years since the Covid-19 pandemic, the Texas economy has boomed, especially in high-demand industries like technology, education, manufacturing and construction.”

    As a result, “already-scarce housing inventory from years of
    under-building was flooded with cash offers, and listing prices and
    rents soared,” Hale said. “Texas has responded by building more and
    smaller homes to meet demand, helping the market settle and housing
    inventory climb back to pre-pandemic levels ahead of the nationwide recovery.”

    Last year, Texas ranked as the No. 1 state for new house permits,
    accounting for 15% of the U.S. total. The state accounts for 9% of the
    U.S. population.

    The median size of a newly constructed home on the market in the state, meanwhile, was 2,073 square feet, down from 2,189 in 2020, a 5.3%
    decrease. Over the same time, newly built homes nationwide have shrunk
    from 2,112 square feet to 2,035, a fall of 3.6%.

    Part of the state’s appeal is its relative affordability, with a median
    home price below the national median “for a considerable time,” the
    report said, “despite significant recent price growth.”

    As of December, the median listing price in Texas was $360,000, roughly
    $40,000 below the national median, and in 2024, almost half of all
    for-sale inventory in Texas was priced at $350,000 or less, compared to
    just 40.1% of national inventory.
